Project Station
AID Group's strategy to build a scalable hotel and villa management business across Niseko and Hokkaido. The group has already acquired a 40-room station hotel and is in active discussions to take on additional villas and residential apartment buildings. Property management is being developed as a core pillar of AID Japan — combining operational excellence with AI-powered guest services to create a distinctive, tech-enabled hospitality platform in one of the world's fastest-appreciating ski resort markets.
Project visit4eat
AID Group is actively expanding its F&B footprint across Niseko with the goal of becoming the region's largest dining operator — achieving the scale of economy needed to deliver consistently superior food and service across all venues. Current and incoming partners include:
- A Hong Kong restaurant group partnering to open 3 restaurants in Hirafu
- A high-end Japanese restaurant chain opening 2 restaurants in the region
- A Tokyo sushi chef joining to open a dedicated sushi venue
- The Cantonese restaurant at The 1898 Niseko branching out a second location at the Station Hotel
- Existing venues including Wagyu Tsubaki Bettei and multiple dining concepts across Niseko
By consolidating this portfolio under AID Japan, the group can centralise procurement, staffing, and operations — driving down costs while raising the quality ceiling across every venue.
Project Landmark
AID Group strives to become one of the top 10 property developers in Niseko — building landmark developments that define the region's next chapter of growth. Our current pipeline spans four sites across Hokkaido:
Ando Village — A 50,000 sqm estate featuring 12 villas designed by world-renowned architect Tadao Ando, anchored by a 1,000 sqm wellness clubhouse. One of the most architecturally significant residential projects in Japan.
Niseko Riverside — A 38,000 sqm riverside landholding along the Shiribetsu and Makkari rivers, being developed for infrastructure and luxury subdivision.
Rusutsu — In a stralth mode, earmarked for 50–60 luxury villas. The only planned ski-in/ski-out development in the Rusutsu region.
Kutchan Downtown — Four buildings across 1,000 sqm of land with 2,500 sqm GFA, strategically positioned in central Kutchan with 80–100% upside potential as the town urbanises ahead of the 2030 Hokkaido Shinkansen opening.
Project Yotei Calls
Niseko is one of the world's most compelling real estate markets — yet for foreign investors, navigating Japan's legal, tax, and regulatory landscape remains a formidable barrier. Project Yotei Calls is AID Group's mission to bridge that gap: connecting global investors with the right opportunities, and guiding them through every step of the process.
Through our licensed brokerage Yoteizanka Fudosan and a curated network of intermediary partners, we offer a fully integrated suite of services — real estate agency, investment consulting, legal counsel, tax advisory, HR, and immigration compliance. Our team combines international professionalism with deep local knowledge of the Niseko and broader Hokkaido market.
From value hunting and deal negotiation to post-acquisition management, our goal is simple: to serve everyone who wants to invest in Niseko, and to make that investment as seamless and rewarding as possible.
